Understanding Real Estate Contracts
Essential Rental Contract Clauses
Every rental contract should include:
- Full names of landlord and tenant
- Property description (address, area, rooms)
- Monthly/annual rent amount
- Contract duration and start date
- Deposit amount and refund conditions
- Maintenance responsibilities
- Early termination conditions
Clauses to Watch Out For
⚠️ Eviction without notice — Illegal
⚠️ Automatic annual increase — Percentage must be specified
⚠️ Non-refundable deposit — Your right is legally protected
⚠️ No subletting — Normal but should be stated
Sale Contract — What to Verify
- Precise property description: Address, area, floor, plot number
- Price: Amount in numbers and words
- Payment method: Installments, bank transfer, checks
- Delivery date: Specific date
- Property condition: New or with specified defects
- Warranties: Especially for new properties
Important Tip
Never sign any contract without reading it completely. If you don't understand a clause, ask for clarification or consult a lawyer. Contract review cost (50-100 KD) is much less than a later legal problem.
