These are asking prices, not closed transactions, and a sample of six rather than a full survey. The aim is a range to negotiate against, not a number to treat as a valuation.

Three Things the Numbers Say

First, position beats size. The largest plot in the table, at 954 square metres, is the cheapest per metre. The smallest, at 450, is among the dearest. If area were the driver the ordering would be reversed.

Second, Phase Four sits at the top. Both Phase Four plots came in at 581 and 656 dinars per metre, the two highest figures in the sample.

Third, Phase Five has the widest spread. Its three plots ranged from 369 to 611 dinars per metre. So the phase name alone will not tell you the price. Position within the phase decides it.

The practical conclusion: do not compare plots on total price, and not on rate per metre alone either. Compare plots in the same row, then look at the rate.

Using These Numbers in a Negotiation

  1. Work out the rate for the plot in front of you — divide price by area before any discussion
  2. Place it in the range — under 400 KD suggests second row, above 550 KD suggests first row or a standout position
  3. If the number sits above the range, ask why — there may be a real reason such as a mooring or three frontages, or there may not
  4. Remember the asking price is not the closing price — land markets leave room to negotiate

What These Numbers Do Not Measure

Rate per square metre captures nothing about the setback, the number of frontages, whether the plot is a through-plot, or how complete services are in that phase. Two plots at the same rate can differ substantially in buildable area once the setback is deducted.
